A landowner built an AI agent to plan a 28-acre forest eco-village
A custom GPT agent that thinks like a regenerative developer and helped produce a Forest Management Plan and a phased 2-year plan.
This student owns 28 acres of forest land in Washington State and has a big dream for it: an eco-village. During the program they turned ChatGPT into a planning partner trained on their own land, permaculture basics and state regulations. It is a clear example of how AI can help one person take on a project that usually needs a whole team.
Eco-Village Architect: 28 Acre Wahkiacus, WA
Before
They had purchased 28 acres of forest land in Washington State and wanted to turn it into an eco-village. The work ahead was large: understanding the parcel, learning permaculture fundamentals and working through the state's land regulations. All of it had to come together into a plan.

The turning point
They created a ChatGPT project and loaded it with seven PDF files about the parcel, permaculture and Washington land rules. They gave it clear instructions to act as a permaculture expert in off-grid living in the Western US, focused on value, regenerative living and communities that help expand consciousness. That project helped them generate a Forest Management Plan and a Phased 2-year Plan.
“This help me generate a 'Forest Management Plan', and a 'Phased 2-year Plan'.”

After
From there they used ChatGPT to build a Custom GPT Agent, a land intelligence system for their own acres. They now have a dedicated assistant for the development of the land. They plan to pair it with NotebookLM as the project grows.
What it lets people do
The agent gives them a planning partner that knows their land, local regulations and permaculture principles. It can help with land development decisions and produce documents for investors and material for future visitors.
What they learned
They learned that the quality of an AI helper depends on what you feed it and how you frame its role. By giving it the right documents and a clear way of thinking, they turned a general tool into a specialist for one piece of land.
“I then used ChatGPT to help me build a land intelligence system (Custom GPT Agent) that thinks like a regenerative developer, acts like a frugal operator, and plans like a 50-year ancestor.”
