A real estate investor automated the hunt for apartment deals, offers included

An engine that scrapes apartment listings, vets them against investor goals, makes offers and flags hot deals straight to the inbox.

This multifamily real estate investor took the slowest part of the business, finding and vetting deals, and turned it into a system that runs on its own. Working with a developer on another continent, they built an engine hosted on their own server that analyses listings and makes offers for them. It is a clear picture of what happens when someone decides their time is worth protecting.

PowerHouse Women Real Estate Investing: Automated Deal Sourcing Engine

Before

Running a real estate investing business meant sorting through multifamily listings one by one to find the few worth pursuing. Each listing had to be checked against complex financial criteria and their investors' goals. The initial sourcing work took time that could have gone to the deals that really mattered.

“This system helps to free up my time, and only focus on pre-vetted deals that have high potential.”

The turning point

During the program they decided to automate the whole first stage of deal sourcing. They hired a developer on Upwork based in Pakistan, set up their own AWS server for the project, and kept the code in GitHub. Together they turned a detailed financial analysis document into rules a machine could follow.

“It fully automates the initial deal sourcing process, and for a low cost, since I am hosting it.”

In their own words

After

Their deal engine now scrapes apartment building listings from LoopNet using Apify and analyses each one against their criteria. It decides whether an offer at 70% or 80% of list price meets investors' goals and sends the offer, following up with brokers who do not reply. When a deal works even at 90%, it lands in their inbox as a high priority alert to negotiate personally.

What it lets people do

The engine lets an investor spend their attention only on pre-vetted deals with high potential, while routine offers and follow-ups happen automatically. They are testing it now and plan a new interface so other investors in their network can use it too.

What they learned

They learned that a complex, personal way of judging deals can be written down and handed to a system. Hosting it themselves kept it lean, and the result frees their time for the deals worth their focus.

“I have also attached a screenshot of the current interface, and a screen shot of the hot deals coming straight to my inbox :)”

I worked with an Upwork developer in Pakistan (I am based in the US) to build an entirely automated deal sourcing engine for my real estate investing business (PowerHouse Women Real Estate Investing). The system is hosted on my own AWS server (which we set up for this purpose), with code stored/shared in Github. The deal engine scrapes multifamily (apartment building) listings from Loopnet, using Apify, and then analyzes them according to my criteria. It then decides if a certain offer level will achieve my investors' goals, and it makes an offer for me, either at 70% or 80% of list price. If the deal achieves the returns we are seeking at an offer of 90%, it sends it directly to me to negotiate with the seller/broker, as it is a hot deal. If the system reaches out to the broker and doesn't hear back, it sends a follow up. This system helps to free up my time, and only focus on pre-vetted deals that have high potential. It fully automates the initial deal sourcing process, and for a low cost, since I am hosting it. We only need to pay for Apify. It even has an interface that he built, with a free database. I am testing the system, and then will create a new interface, which will allow real estate investors in my group/network to also use the system, with an affordable subscription. I have attached the document that outlines the financial engine analysis criteria, as it is quite complex. I have also attached a screenshot of the current interface, and a screen shot of the hot deals coming straight to my inbox :)
